Restaurants

Four classes, split on the two things that actually change the price.

Classes we write
Full Service / Casual DiningFull Service / Fine DiningQuick Service / Commercial CookingQuick Service / Limited Cooking

Full service splits on price; quick service splits on cooking exposure. A hood-and-fryer counter and a microwave-only sandwich shop used to share one label and hand the carrier the same class for each. They don’t any more.

Alcohol is asked separately and never inferred from the class. A casual restaurant over a quarter of revenue in liquor isn’t quietly relabelled to find a code — it goes where it can actually be written.

Real Estate

Lessor’s risk and habitational, described by who occupies the building.

Classes we write
Real Estate - Stand Alone BuildingReal Estate — Shopping Center / Strip MallHabitational — ApartmentsHabitational — Condo AssociationHabitational — Single-Family RentalReal Estate — Vacant Commercial Building

The schedule describes the tenants, not the insured. A six-unit strip is six occupancies with six sets of operations, and the roster carries each one — trade, square footage, rent, and whether they serve alcohol.

A building let to a single tenant is not a mixed-occupancy risk, whatever that tenant does. That distinction decides the class, and getting it wrong is the most common way a lessor’s submission comes back re-rated.

Contractors

Eleven trades, rated the way comp actually rates them.

Rated by class code and payroll, not by one company-level label. A contractor who frames and roofs is two exposures, and the payroll split between them is what a carrier prices.

Work at height, subcontracted labour and the residential-versus-commercial split all change appetite before they change price — so they’re asked up front rather than discovered at quote.
